Mountainview

Nestled along the edge of Lake Waco, Mountainview is a classic Waco neighborhood filled with charming ranch-style and mid-century homes from the 1950s and '60s. It's a top pick for families thanks to highly rated schools, a splash pad and tennis courts at Mountainview Park, and easy access to the lake for weekend fishing and boating. If a quiet street with big trees and good neighbors is what you're after, this one's hard to beat.

Castle Heights

Castle Heights is where Waco's history lives — think winding streets lined with oaks and magnolias, Tudor, Colonial, and Mediterranean revival homes, and the iconic Cottonland Castle anchoring it all. Platted in the 1920s as an elite residential area, it's held onto that reputation ever since and is now recognized as Waco's first historic district.

Dean Highland

Dean Highland is a central Waco neighborhood with real bones — Craftsman bungalows, Victorian homes, Colonial Revivals, and English Tudors built largely in the 1930s–50s. It sits right between downtown and Cameron Park, making it one of the most convenient locations in the city, and a wave of renovations is bringing fresh energy to the area. For buyers who want character and value, this one is worth a serious look.

Sanger Heights

Less than a mile from downtown, Sanger Heights is one of Waco's oldest and most beloved neighborhoods — tree-lined streets, front porches, and early 20th-century bungalows, Victorians, and brick Tudors around every corner. It has a strong neighborhood association, Seley Park, and walkable local spots that give it a true community feel. History, charm, and location all in one place.

Cameron Park

The Cameron Park neighborhood puts 416 acres of Brazos River parkland, hiking trails, and the Cameron Park Zoo practically in your backyard. Homes here sit on tree-covered lots with a tucked-away feel, while still being just minutes from downtown Waco, Baylor University, and the Magnolia Silos. It's the sweet spot for buyers who want nature and convenience without having to choose.
